When AC replacement is the right call
A replacement decision is easier than most contractors make it sound. Apply three tests in order, and the answer is almost always clear:
- The $5,000 rule — multiply the system age in years by the estimated repair cost. If the number exceeds $5,000, replacement wins on a 5-year operating-cost basis. (Example: 14 years × $400 repair = $5,600. Replace.) Below $5,000, repair is usually the better math.
- Refrigerant generation — if your system is an R-22 unit (common on Tampa homes installed before 2010), parts and refrigerant pricing alone usually tip the decision toward replacement. R-410A systems are still economically serviceable but pricing is climbing each year.
- Major component failure — compressor, evaporator coil with formicary corrosion, or multiple concurrent failures on a system past year 10 almost always favor replacement. The labor to repair plus the remaining life of the other aged components rarely pencils out.

Size, efficiency, installer — the three variables that matter
Size
An oversized AC is worse than undersized in Florida. Oversized systems short-cycle, which means they cool the air without removing humidity — the single most common reason a Tampa home feels "clammy" at 72°F. Industry data consistently shows roughly 70% of new HVAC systems are installed with at least one significant defect — wrong charge, leaky ducts, incorrect static pressure. A 17 SEER2 system installed wrong performs like a 13 SEER2 system installed right, with shorter equipment life and bigger repair bills. Replacement vs repair — honest examples
Example 1: 8-year-old Carrier, 4-ton, capacitor failed. $220 repair, system in good condition otherwise, on R-410A. Age × repair = 8 × $220 = $1,760. Far below $5,000. Repair.
Example 2: 13-year-old Goodman, 3-ton, compressor failed out of warranty. $2,400 repair or $7,500 replacement. Age × repair = 13 × $2,400 = $31,200. Replace. The math isn\'t close.
Example 3: 11-year-old Trane, R-410A coil leak. $1,400 to replace coil and recharge. 11 × $1,400 = $15,400. Replace. The remaining useful life of the compressor and fan motor doesn\'t justify the coil investment.
Example 4: 6-year-old Rheem, fan motor failed. $650 repair. 6 × $650 = $3,900. Repair. The rest of the system has 8+ years of useful life left.
